— A note from the studio

We restore Federation, Victorian and Edwardian homes across Sydney's eastern suburbs and inner west — preserving what matters, rebuilding what doesn't, and quietly weaving in contemporary comfort without disturbing the character that brought you to the house in the first place.

No. 01 The Burton Residence — Federation home renovation
Federation · 1908

The Burton Residence

A full-house renovation of a tessellated-tile Federation in the heart of Paddington. We restored leadlight, salvaged the original cedar joinery, and opened the rear of the house to a new courtyard garden — all while preserving the front facade in its original form.

No. 02 Norton Street Terrace — Victorian kitchen and bath renovation
Victorian · 1892

Norton Street Terrace

A narrow two-storey Victorian terrace in Surry Hills — long, dark and tired. We reorganised the rear with a glass-and-brick extension, lifted the kitchen into the light, and rebuilt two bathrooms in marble and brass. The lacework verandah and cast-iron details remain exactly as built.

No. 03 The Macleay House — Edwardian restoration with modern intervention
Edwardian · 1916

The Macleay House

A heritage-listed Edwardian residence in Potts Point requiring a full structural restoration, paired with a single, considered contemporary intervention at the rear. We worked alongside a heritage consultant and local council across the entire program — every detail was documented.

— What we build

Specialist trades
for character homes.

We don't take on modern builds, knock-downs or new estates. Our entire studio is built around the trades, methods and approvals that older Sydney homes specifically require.

  • 01 Federation Home Renovations Tessellated tiles, leadlight, cedar joinery, pressed-metal ceilings.
  • 02 Victorian Restorations Lacework verandahs, marble fireplaces, terrace floor plans, cast iron.
  • 03 Edwardian Modernisations Bay windows, fretwork, Federation Filigree, restrained colour palettes.
  • 04 Heritage Extensions Considered contemporary additions, courtyards, glazed pavilions, lightwells.
  • 05 Conservation Compliance Heritage consultant liaison, DA preparation, statement-of-impact reporting.
— Our approach

A measured,
four-stage process.

Heritage homes don't reward speed. They reward patience, careful documentation and trades who've worked on hundreds of them before. The way we work hasn't changed much in eighteen years — only the houses have.

Stage 01

Discover.

We begin with a heritage assessment — visiting the property with one of our in-house architects to understand the era, the condition, the original detailing still intact, and the constraints that come with it.

By the end of the first visit, you'll have a written brief outlining scope, indicative timeline, and any approvals likely required from your local council or a heritage consultant.

Stage 02

Design.

Our three architects work directly inside the studio, not as outside consultants. That means design and construction are never speaking different languages — a problem you'll quickly recognise if you've ever lived through a heritage renovation that went sideways.

We produce a full documentation set, costed line-by-line, with material samples reviewed in person.

Stage 03

Approve.

We manage the entire DA and council liaison process, including coordination with heritage consultants where the property is listed or sits within a Heritage Conservation Area.

Most clients never need to attend a council meeting. We've been doing this with Woollahra, City of Sydney and Inner West councils for nearly two decades.

Stage 04

Build.

Construction is handled by our 18 specialist trades — carpenters, restorers, plasterers, leadlight specialists, painters, tilers, cabinetmakers — all working in-house, all with heritage experience.

You receive a weekly written update, photo log, and a single point of contact from the studio for the duration of the project.

— About the studio

Eighteen years quietly restoring
Sydney's character homes.

Heritage & Co. was founded in 2008 by two builders and an architect who'd grown tired of watching beautiful Sydney homes be either neglected or stripped of everything that made them interesting.

Today we are a studio of twenty-one — eighteen trades and three architects, all in-house — operating from a workshop in Paddington. We partner with established heritage consultants on every listed property, and we limit ourselves to roughly twenty projects a year so that attention never thins out.

We only work on Federation, Victorian and Edwardian homes. That focus isn't a marketing position — it's the only way we know to consistently produce the kind of work we want to put our name on.

They treated our 1898 terrace as if it were their own. The level of attention to the leadlight restoration alone was extraordinary — we feel like we got the house back, not just renovated.

What sets them apart is the in-house architects. We never once had design and build speaking past each other, which our friends — also mid-renovation — told us was their biggest nightmare.

The DA process for our heritage-listed Edwardian was meant to take eight months — they had it through in five, with no compromises on the design. We didn't attend a single council meeting.

Eighteen weeks, on the day. Weekly updates, photographs, line-item billing. We've renovated three times in our lives — this was the first that felt genuinely calm. The work itself is beautiful.

— Questions

A few things
most clients ask.

If your question isn't covered here, we'd rather answer it in person. Book a consultation and we'll spend an hour with you at the house.

It depends on whether the property is individually listed on the State Heritage Register, included on a local council heritage schedule, or sits inside a Heritage Conservation Area (HCA).

Most homes in Paddington, Surry Hills, Woollahra and Glebe fall under an HCA at minimum. We assess this for you during the first visit and handle the entire approval pathway as part of our standard service.

Approvals: typically 3–6 months depending on council and whether a heritage consultant is required.

Construction: a kitchen and bathroom renovation generally runs 10–14 weeks; a full-house renovation 14–22 weeks; a heritage-listed full restoration 20–30 weeks. We commit to written timelines and update you weekly.

Yes — entirely. Because our architects are in-house, we prepare the DA documentation, attend pre-DA meetings with council, manage RFIs, and liaise with heritage consultants where required.

Most of our clients never set foot in their council office during the project.

Absolutely. We work with whichever heritage consultant you prefer, and we also maintain long-standing relationships with several Sydney consultants we can recommend if you don't already have one.

For listed properties, a Statement of Heritage Impact is almost always required — we coordinate that scope directly with the consultant.
